The new location for Seapower Marine has opened many new doors of opportunity for our customers, with uncompromised marine facilities.</p>

				<content:encoded><![CDATA[<p class="caps"><em>In the previous Boat Gold Coast edition, we have discussed the aspects involved in <strong><a href="http://boatgoldcoast.com.au/brokers-talk-what-you-need-to-know-about-boat-brokers/">selling a boat through a boat broker</a></strong>. In this current article, we can guide you in the process of buying a boat through a broker.</em></p>
<p>A boat broker is a specialist who serves boat sellers and/or buyers as a representative for the sale or purchase of a boat. You have to find one whom you feel will help you obtain the best possible deal – the best your money can buy.</p>
<p>While selling a boat involves making a boat look good for a buyer, buying a boat involves looking beyond the superficial and trying to unearth as much of the history about the boat – the good and the bad. A boat broker that you can trust will be your best help in organising reports and providing you with a comprehensive historical overview of the boat you are interested in purchasing.</p>
<p>By the nature of their business, boat brokers are obligated to know everything about each boat that is for sale, so you can ask them all the important questions about a particular boat you are interested to buy – from its build history, where it has been used, what repairs have been undertaken, regular maintenance schedules, etc.</p>
<p>&nbsp;</p>
<p>WHY BUY FROM A BROKER</p>
<p>“The broker will know the boat,” explains Daniel Williams of Boats’R’Us. “This gives you peace of mind that someone is there to help navigate through the pitfalls. A good broker will have your best interests at heart. If he does the right thing by you, you are the best advertisement for his business.”</p>
<p>With a broker’s experience and reputation, it assures the buyer that the broker will be able to provide a broader perspective and more options before a final decision is made.</p>
<p>“The broker has a wider range of vessels to show you to help make that decision,” says Tom Bialowas of Bosun’s Locker. “He can also assure the buyer that all the legalities are correct before your money is handed over. The service continues beyond the purchase transactions.”</p>
<p>Tom expounds, “The after-service as a buyer can get overlooked. The broker has local knowledge. When buying a boat, you need access to surveyors and mechanics to satisfy your investigation in the purchase. After the purchase you may need assistance with insurance, shipwrights, electricians, detailers and other related trades people like upholsterers.”</p>
<p>&nbsp;</p>
<p>PROFESSIONAL SURVEYS AND SEA TRIALS</p>
<p>While boat brokers have an extensive knowledge about the boats, they cannot make the buying decision for you. Professional technical advice is necessary for you to know the boat better, and help you decide intelligently about the purchase.</p>
<p>As the buyer, you are required to organise a professional boat survey prior to making the purchase. A survey report is an unbiased and independent report on the vessel. The broker can help you find the right person to conduct the survey. “Surveyors and mechanics are the professionals. Listen to them and be guided by their advice,” explains Daniel.</p>
<p>Looking at a boat berthed at a marina and studying paperwork is not a good basis to assess its condition. As a buyer, you need to be able to test the boat in every manner.</p>
<p>“Don’t buy the boat unless you have been for a sea trail,” insists Daniel. “You would be surprised how often a sea trial will unearth issues – from a dirty hull to a poor performing engine. Make everything work – the radio, bilge pumps, GPS, lights. And of course, drive the boat. Stop it, start it, drive it forward, run it astern, turn it lock to lock in both forward and astern. Run it at cruising revs and run it at full throttle. Look at temperatures and listen to how it sounds.”</p>
<p>Tom adds that the surveyor will be able to inform you about what to look for during the sea trial. “The surveyor will help to understand what systems you should be looking at prior to departing for the sea trial, such as switches, sea cocks etc. If required, an engineer should be on board also to view oil pressures, temperatures, RPM indication at full throttle, and pull the engine hatch open for final inspection.”</p>
<p>&nbsp;</p>
<p>NEW OR USED BOATS</p>
<p>To buy a new boat or a used boat is absolutely a personal choice. “This is up to the individual purchaser. Purchase from a reputable dealer and look at purchasing a major brand that makes it easier for you to retail at a later date,” Tom advises.</p>
<p>If you do decide to buy a used boat, it is important to be more diligent with the details. Daniel puts it this way, “It’s used. Someone has scratched it. Someone has used the toilet. It isn’t new. It will require maintenance.&#8221;</p>
<p>It is very essential to know every bit of the history of a used boat. “My best advice is to look for a history that is complete. By that, I mean a history that shows regular servicing,” Daniel emphasises. “Most people will have a good relationship with their mechanic, so you often find a service history with only one mechanic.”</p>
<p>Tom adds, “Make your purchase from a reputable dealer and have a thorough hull survey, engine inspection and sea trial carried out. You will also be required by a majority of insurance companies with a used vessel to provide a full survey report.”</p>
<p>&nbsp;</p>
<p>DECISIONS, DECISIONS</p>
<p>Boat brokers have seen where decisions have gone wrong. Daniel shares, “There are a number of buyers who purchase something that they don’t really want. They buy a cabin boat but never spend a night on it. They purchase a vessel with a big V8 and loud exhausts, and complain about the noise while travelling in the six-knot zones or complain about fuel usage.”</p>
<p>Tom lists down more common mistakes made by boat buyers. “They do not listen to their partner’s needs. It is important that everyone involved enjoys the boat regularly; otherwise, it will never get used. Not getting the vessel independently checked can also cause problems later on, especially if you are new to boating. Not doing the ‘ownership’ checks to see if the boat has any ‘legal hooks’ placed by third parties may also cause a major setback.</p>
<p>Choosing the right boat for you may be the most difficult thing for a boat broker. After all, it is you, the buyer, who will ultimately decide what to buy and it is you who will be using the boat. “There isn’t a formula,” states Tom. “Explaining your needs and restrictions to the broker certainly will help achieve the vessel you want to buy.”</p>
<p>Daniel suggests, “You should initially look at boat styles you are interested in. Be honest with the broker and say you’re just trying to get an idea of what you want and not ready to purchase. Take a list of questions that may be relevant to you. Most brokers will happily sit and talk boats all day. Salt water runs through their veins!”</p>

				<content:encoded><![CDATA[<p class="caps">Many customers looking to purchase a boat are faced with a dilemma: <em>Do I take out a separate loan secured by the boat or should I simply add it to my home loan ?</em></p>
<p>&nbsp;</p>
<p>There is no right or wrong answer as there are several variables that come into play. Is the boat new or used? Is it from a dealer or from a private sale? What type of boat is it? And of course, how much would need to borrow?</p>
<p>&nbsp;</p>
<p>In some cases, you may have no option but to increase your home loan because of the age of the boat, type of vessel, or even possibly its location.</p>
<p>&nbsp;</p>
<p>For larger borrowed amounts, the lender may need additional security. They may either take additional security over your property or require you to contribute a deposit to the boat loan. The deposit may have to be a redraw against your home loan.</p>
<p>&nbsp;</p>
<p>On the face of it, adding to your home loan would make sense. The interest rates for home loans are currently at very low levels. The impact on the current repayments will not be a much as a separate boat loan. Further, if you want to sell the boat in the future, you could keep the money as the boat is not security to the home loan.</p>
<p>&nbsp;</p>
<p>So what is the downside? If you are not extremely disciplined with your budget, you can end up paying off the money you used to buy a boat for up to 30 years. This can make the purchasing the boat very expensive over time regardless of the interest rate. Moreover, if you do happen to sell the boat during this time and not deposit the funds back against the home loan, you will be paying off something you no longer have. It is worth noting that many home loans are on a variable rate and are subject to change. Fixed rates are, of course, available. However, they come with other risks and costs should you wish to payout the loan during the fixed term period.</p>
<p>&nbsp;</p>
<p>There are other points to consider before using the equity in your home. Do you have plans for home renovations or purchasing an investment property? You may be self-employed, or considering purchasing or starting a business, and may need to use your equity in your house to secure a business loan or an overdraft.</p>
<p>&nbsp;</p>
<p>The alternative is to take out a stand-alone boat loan that can give you the peace of mind knowing that you have a fixed term with fixed repayments. When you want to sell the boat during the term, the loan will have to be paid out of the money from the sale.</p>
<p>&nbsp;</p>
<p>Boats, unfortunately, do depreciate with age, so it makes sense to have a repayment plan that ensures that the value of your pride and joy is always higher than the amount you owe.</p>

<p>New or used boat?</p>
<p>A new boat is going to be supplied by a dealership, which gives you peace of mind. New boats are less likely to break down than used boats, and are likely to remain mechanically sound for many years after purchase if serviced correctly. They are also covered by a warranty, which provides some certainty about future operating costs.</p>
<p>A used boat is either available firstly from the private owner or through an experienced boat broker. There are a lot of pros and cons for buying a used boat. While it might not seem as glamorous as a new boat, there are thousands of well-maintained and serviced used boats available. If you do your research and negotiate well, it could save you a lot of money. You might even find that the new boat you have been considering is available as a used boat at a much cheaper price, with only a handful of hours. The key is research.</p>

				<content:encoded><![CDATA[<p class="caps">Are you thinking of selling your boat? First, decide whether you want to sell the boat yourself or if you want to engage a boat broker. If you choose the latter, or you still cannot decide, then better read on.</p>
<p>A boat broker is a specialist who serves boat sellers and/or buyers as a representative for the sale or purchase of a boat. A boat broker works very much like a real estate agent. Just like selling a house, you have to find an agent that you feel will help you promote your boat to a wider market. Therefore, finding the right agent is vital for a good outcome.</p>
<p>A boat broker is technically a “middle man” who has to ensure that the seller sells for a good price, and that the buyer feels he is buying into the best possible deal. “It’s a balancing act between achieving the best price for the current owner and having the purchaser feel they are getting a good deal,” describes Daniel Williams, owner of Boats’R’Us in Hope Island.</p>
<p>More than being a middle man, a broker is also a negotiator who is constantly learning about boating, boats, relationships, markets, strategies, and everything else relevant to the industry. “They are advocates for the sale of your vessel. They are there for the initial inspection, the second inspection, and the contract and settlement stage. They will be there for any mechanical tests, survey and sea trail required by the buyer. Brokers conclude the deal and assist with the handover,” says Daniel.</p>
<p>As negotiators, brokers often add value to the transaction. “I always negotiate myself into a situation where no negotiating is required. By offering more after-service to the buyer, I can receive a better outcome in price,” explains Tom Bialowas, owner of Bosun’s Locker in Southport.</p>
<p>Keeping the client relationship after a sale is also a significant aspect of a broker’s job. This can ensure that he/she can be engaged again by the same client for a transaction involving the same boat, or a different one, and other future transactions, and will keep him/her motivated to achieve the best outcome for the client.</p>
<p>TECHNICAL KNOWLEDGE</p>
<p>While a good broker should have at least a general boating knowledge, a deeper understanding by the broker of the specific boats he is selling, such as features, specs, abilities, is a substantial advantage.</p>
<p>Daniel says, “Knowledge of boating is key, as each boat specifications and abilities are different. An intelligent broker does his homework on each boat and has an extensive list of features and benefits gained by having good rapport with the current owner, and armed with his experience to use his information as well.”</p>
<p>Tom adds that candor in dealing with the clients is just as important. “The majority of boat brokers in the industry today have a broad knowledge of the vessels they are dealing with, such as power, sailing (monos and catamarans), and are able to offer sound advice to the purchasing client. However, in some cases, the client knows more than the broker about the intended vessel, so transparency and honesty are vital.”</p>
<p>It is therefore best to choose a broker who is an expert in the type of boat you are considering to sell.</p>
<p>&nbsp;</p>
<p>KNOWING THE MARKET</p>
<p>Boat brokers are expected to have a database of clients to whom they can connect and communicate. How a broker uses of this valuable resource is essential in marketing a boat for sale. An extensive knowledge of the market place for your boat is a trait to look out for in a smart and professional broker.</p>
<p>“A good quality boat broker will know the market and the best mediums through which to sell your vessel. Most brokers have a client base that they can often draw on to help sell your boat,” points out Daniel. “Your broker should have a customer database of potential buyers. This is very important in the initial promotion of your boat to customers looking for something similar. A quality broker will also recommend a sale price for your boat after taking into account the age, condition and the market situation.”</p>
<p>“This market knowledge, advertising experience and facilitation of transactions between all parties involved will achieve the best results. What is most important is trust and integrity. The brokerage is a legal safeguard to protect everyone’s interests,” confirms Tom.</p>
<p>A broker is also equipped with the marketing experience and skills to help sell the boat. This includes using public relations, advertising, direct mail, and social media, among others, to market your boat. Tom says that one advantage of engaging a broker to sell your boat is that “there are various strategies and platforms for advertising that depend on the type of vessel. These days, electronic mail-outs, print and internet advertising, including social media are the key areas for boat brokers.”</p>
<p>Tom points out further, “Most brokers fees will cover all advertising. If you want to go outside the usual mediums, there would be an added cost depending on the areas you wish it marketed. Your broker will compile information with specifications, an overview of recent maintenance history, and what sets your boat apart from another similar one.”</p>
<p>“While a lot of advertising is done through the internet, it is best to select a broker that has a high traffic location. It is pointless using a home-based broker unless you have a specialized vessel,” advises Daniel. “For those brokerages that have an office, there should be an advert material on the brokerage’s window, like a silent after-hours salesman. The broker should use high quality images of the most impressive aspect of the vessel.”</p>
<p>Many boat brokers, if not all, use various marketing tools depending on the boat being sold. If a broker has clear strategies to use these tools effectively, it will boost the chances of selling your boat for the right price. These tools obviously involve more than promotional tools. For instance, if a broker conducts market surveys, understands his current positioning in the market place, and where the competition is, then you will know that he or she will be effective in marketing your boat.</p>
<p>&nbsp;</p>
<p>EXPECTATION FROM SELLER</p>
<p>Daniel believes the most important aspect of selling your boat is presenting your boat at its best. “Presentation. Presentation. Presentation. There is nothing worse than taking a client on to a vessel that is dirty, is untidy, or has dirty bilges. If you know the broker is coming with a client, have the boat opened up and ready. Small things make a huge difference.&#8221;</p>
<p>Aside from preparing the boat for inspections, sea trials may be required. “Most purchasers will expect a sea trail,” says Daniel. “There is often a second sea trail when you have a mechanical inspection and survey. The broker will be present during the sea trial, and in certain situations the current owner of the vessel will be in attendance.”</p>
<p>Sea trials should generally only be conducted once a contract has been signed. Both Tom and Daniel will confirm that an agreed price must have been reached first. Tom points out that if sea trials were conducted without a contract, “people will be going for joy rides wasting every one’s time.”</p>
<p>Tom further adds, “You will get the best results when selling your boat by having your vessel presented at its best cosmetically and mechanically. By also obtaining an independent survey before you list the vessel and addressing any problems that need resolving, there is a greater chance to get the best results.”</p>
<p>&nbsp;</p>
<p>REVIEW</p>
<p>Boat brokers are not magicians, and will only be effective in selling your boat after considering many factors.</p>
<p>“If your boat doesn’t sell in the first three months, understand why,” suggests Daniel. “Consider these questions: Is the presentation of the vessel lacking? Is it overpriced? Is the marketing campaign wrong? Sit down with your broker and ask what you can do to aid in the sale. Depending on the boat type, boats may sell at certain seasons. Houseboats generally sell all year round. Bowriders sell only when the weather suits. Take a look at your boat type, and think about which time of the year you traditionally used the vessel the most; and then, plan to have it on the market before this period.”</p>
<p>Tom assures, “Don’t panic if it doesn’t initially sell. The market is constantly changing. After three months, the broker should call you to discuss a new game plan that both parties will agree upon.”</p>

<p>RESEARCH</p>
<p>There is no better way to find the best boat broker to help you sell your boat except to conduct your own research. You should be comfortable with the broker and trust his abilities and integrity. Where do you start in this search?</p>
<p>Tom says, “Like selling anything of substantial value, it is recommended that you do your research. Jump on the internet, talk to other boaties, and call as many brokerages as you can to help you make the right choice on which broker to use.”</p>
<p>Daniel expounds on this. “Shop around and you will often find big differences between broker’s fees and services. By asking around and visiting the brokers, you can find one with whom you feel comfortable. Geography also plays an important part in your decision. For example, if you are selling a sail boat, it is best to use a broker located where the majority of sailing boat users are located. Once you meet a potential broker, ask where they advertise vessels, discuss brokerage commissions, and if your vessel is not yet at a marina, discuss the possibility of moving your vessel into one of their high exposure berths.”</p>
<p>&nbsp;</p>
<p>FEE INCLUSIONS</p>
<p>A broker’s fee is normally a percentage of the final sale price, although there may be instances where a different fee structure can be arranged depending on the parties involved. Tom says, “Generally, a commission is calculated on a percentage basis, from 5% to 10% of the final agreed sale price.”</p>
<p>Inclusions to the fee may vary depending on the expectations and agreement. But Daniel insists that, “Your all-inclusive brokerage fee should cover advertising and representation that markets your vessel 24 hours a day, such as an advert at the broker’s office window, for instance, and other sales collateral.”</p>
<p>Both Tom and Daniel agree that giving the broker exclusive rights to sell your boat assures the broker that you have commitment and integrity. This gives the incentive and motivation for the broker to sell the vessel and take ownership in achieving the best results for selling your vessel. By ensuring you keep a good relationship with your broker, listening to each other, being open to each other’s suggestions, and working well together, you will succeed in selling your boat.</p>

<p>The thriving business has moved from its former site on Waterways Drive to occupy a custom-built Showroom and service workshop at The Boat Works.</p>

<p>Boat manufacturers saw the light more than a decade ago, and whilst there will be plenty of rigs designed specifically for fishing, many if not most other boats will have features that help one drop a line no matter the type of vessel.</p>
<p>This year’s show will boast hundreds of boats designed for the fishing family.  Be it a small tinnie to rummage around in, or the full rig for offshore expeditions, the boat show will have something for most needs.</p>
<p>But the boats are not where it ends.  The show has been renowned in its ability to have available an enormous array of gear for the rig.  Be it state of the art electronics, safety gear or tackle supplies, this year promises to deliver in many ways.</p>
<p>If you have nothing in mind that you need, you can still get plenty from the show.  Visitors to will have the opportunity to sit in some fabulous Fishing Master Classes that will run twice a day.  The three and a half hour classes will boast some of Australia’s leading sports and leisure fishing guru’s including Tim Simpson, Al McGlashan, Steve Starling, Greg Reid, Peter Johnson, Laurie McEnally and Paul Burt.  And for those without too much time to spare, you can join and leave the class at any time.  Stay for the full term or just a couple of sessions.  Classes start at <span data-term="goog_1534944431">11.30 am</span> and at <span data-term="goog_1534944432">3.30 pm</span>.  Between the two, sit in on HiTide’s Kieran Reekie who will present the days fishing news and reports.  Kieran is on stage at <span data-term="goog_1534944433">3.00 pm</span> daily.</p>
<p>This year the Sydney International Boat Show will commemorate its 50th anniversary. To coincide with this, it will return fully to Darling Harbour with the event taking up all exhibition space at the new, purpose-built International Convention Centre-Sydney (ICC).</p>
<p>Boating Safety is at the core of the organisers’ charter, so again the show welcomes Transport for NSW as the shows Partner in Safety.  Situated on the upper level near the entry door, the Boating Safety Zone will be a hub of information for anyone who considers boating a part of their life.  The Boating Safety zone is a must visit location to get the latest information on how to make your time of the water with family and friends better.</p>
<p>The show is scheduled for 5 days, <span data-term="goog_1534944434">3 to 7 August</span>.</p>
<p>Halls will open from <span data-term="goog_1534944435">10am to 8pm</span>, while the specially installed Marina will open from <span data-term="goog_1534944436">10am</span> up until <span data-term="goog_1534944437">7pm</span>. Tickets are now available online.</p>
